The concept of a landscaped, nicely arranged, clean and secure residential complex is the basic concept of «Varna City Park SOUTH». To plan it, we made an input of 25 000 m2 of land, water, trees, plants and flowers. We then added over 1450 meters of pedestrian alleyways free of motor vehicle traffic. From the scene, we then took out the variegated color range of parked cars and placed them into the largest one-level underground parking lot in Varna. We want to see only people and nature around the buildings. In the largest private park within the city of Varna we placed a playground for a smiling childhood, benches and gazebos for relaxation, and a year-round operating hot mineral water swimming pool .

The intensive use of a place attractive for numerous people needs two major things: security and maintenance. Security for you, your family, your apartment, your car and your environment (the owners of apartments at the Complex are also owners of the green park and the mineral swimming pool). Security that guarantees the carefree playing of a child on the territory of the Complex. Always fresh greenery in the park, cleanliness of the swimming pool and the common parts. Maintenance and care of each single unit, bush, machine or facility. Monthly servicing of equipment (inclusive of spare parts and supplies), gardeners, electricians, 24 – hour manned guarding, hygiene at the swimming pool, etc. is payable in the same way in which each one of us pays a specified fee for the common parts!

The monthly maintenance fee covers
- All running costs (wages for the staff, consumables, electricity bills for the common parts, lighting in the park, lifts, etc.);
- 24 – hour access control at two access points;
- Subscription for servicing of the lifts;

- Cleaning of staircases, stairwells, common parts and green park;
- Maintenance of underground parking lot of 20 000 m2;
- Video monitoring;
- Current maintenance of the installations at the complex;
- Current maintenance of the hot mineral water swimming pool;
- Lighting of stairwells and corridors;
- Lighting of the common parts of the 20 000 m2 park area;
- Lighting of the underground parking lot of 640 parking places.
